Walk-through and assessment

Dull vinyl tile in your lobby tells visitors something about your facility before anyone says a word. D & R Maintenance & Office Cleaning restores and maintains hard floors across Northern New Jersey, from full strip-and-refinish jobs to scheduled buffing programs.
Since 1973, we have handled floor stripping and waxing in NJ for offices, retail stores, school corridors, showrooms, and multi-tenant lobbies.

Floor stripping and waxing is a maintenance process that removes old finish layers from hard flooring, then applies fresh sealant and wax coats to restore gloss, protect the surface, and extend the floor's usable life.
It applies to vinyl composition tile (VCT), sheet vinyl, ceramic tile, terrazzo, and natural stone.
The process starts with chemical stripping to dissolve built-up wax and soil. Once the bare surface is clean, crews apply sealant to protect the material, then build up multiple coats of floor finish. Buffing between coats produces a uniform, high-gloss result.
D & R Maintenance handles every stage in-house. We bring the equipment, chemicals, and trained crews to your facility and work around your operating hours.
A full floor stripping and waxing scope from D & R Maintenance includes:
Chemical stripping of old wax and finish buildup
Scrubbing and rinsing the bare floor surface
Applying sealant to protect the substrate
Building up multiple coats of commercial-grade floor finish
Buffing and burnishing for uniform gloss
Baseboard and edge detailing
For floors that are not ready for a full strip, we also provide interim services: spray buffing to restore shine, scrub-and-recoat to refresh the top layer, and spot treatment for high-traffic wear patterns.
Every building's floors wear differently. A school hallway sees heavier traffic than a small accounting office. D & R Maintenance builds your floor care schedule around actual conditions, not a one-size template.

Day or evening crews are available. For facilities with 24-hour operations, we schedule overnight work by arrangement.
A D & R Maintenance supervisor inspects the floor type, existing finish condition, traffic patterns, and any damage. This assessment determines whether the floor needs a full strip or an interim service.
Crews move furnishings and apply chemical stripper to dissolve old finish coats. Mechanical scrubbing lifts embedded soil and wax residue down to the bare substrate.
Once the floor is clean and dry, we apply a coat of sealant. Sealant bonds to the substrate and creates a foundation for the finish coats. It also protects porous materials like VCT from moisture absorption.
Multiple coats of commercial floor finish go down in thin, even layers. Each coat is buffed before the next one is applied. The final result is a uniform, high-gloss surface that resists scuffing and simplifies daily cleaning.
The supervisor walks the floor with your facility contact to confirm coverage, gloss level, and edge detailing before crews return furnishings to position.
D & R Maintenance & Office Cleaning is fully licensed, insured, and bonded. We have maintained commercial floors in Northern New Jersey since 1973.
Most of our new clients come by referral from property managers, general managers, and facility directors who trust our experienced staff and attention to detail.
Client Reviews
D & R Maintenance holds a 5.0 rating on Google from 4 reviews and a 5.0 rating on Birdeye from 8 reviews.
Floor stripping and waxing requirements vary by industry. High foot traffic, rolling equipment, and chemical exposure all affect how fast a floor wears and how often it needs service.
Hallways, cafeterias, and gymnasiums see hundreds of feet daily. Seasonal strip-and-refinish during summer break keeps VCT floors protected through the school year. Learn more about our work with Schools & Day Care Centers.
Fellowship halls, lobbies, and multi-purpose rooms host weekly gatherings that wear floor finish unevenly. Scheduled maintenance between events keeps these high-visibility floors presentable. See Houses of Worship.
Showroom floors must maintain a consistent high gloss. Weekly spray buffing and periodic deep cleaning protect the finish from tire marks and foot traffic. See Car Dealerships.
Locker rooms, entryways, and reception areas collect moisture and grit. Regular stripping and sealing protects hard floors from long-term water damage. See Health Clubs & Fitness Centers.
Common hallways, laundry rooms, and lobby floors in multi-family properties need scheduled refinishing to hold up under constant resident traffic. See Apartment Buildings.
Retail spaces from strip malls to single storefronts depend on clean, glossy floors to reinforce the customer experience. Monthly or quarterly recoating keeps surfaces looking fresh between full refinish cycles. See Retail Properties.

D & R Maintenance serves Bergen County, Passaic County, and select areas of Hudson County from our Moonachie office. Each county has its own mix of facilities and floor types that our crews handle regularly.
Bergen County is home base. Our office at 17 Lincoln Pl, Moonachie sits in the Meadowlands industrial belt in the county's south, so most Bergen towns are within a 5 to 35 minute drive.
Office parks along Route 17 in Paramus and Ramsey run VCT and polished tile in their lobbies and corridors. These floors handle steady daily foot traffic from tenants and visitors, and quarterly strip-and-recoat cycles keep them in solid condition between full refinish jobs.
Schools and day care centers throughout the county schedule their full floor stripping during summer and holiday breaks.
Cafeteria tile, gymnasium floors, and hallway VCT take a beating during the school year, and a clean reset before fall opening makes a visible difference for staff and parents.
Retail properties in Hackensack, Fair Lawn, and Ridgewood depend on high-gloss floors to match their storefronts. Monthly spray buffing maintains the shine between seasonal deep cleans, especially in high-traffic entryways and checkout areas.
Passaic County is reached from Moonachie via Route 46, Route 3, and Route 80. Eastern towns like Clifton and Passaic are 12 to 15 minutes away, while the highland communities further west run 45 to 50 minutes.
Clifton's commercial corridors along Route 46 include professional offices, medical practices, and multi-tenant buildings with vinyl tile floors that need regular stripping and refinishing. Evening crews handle the work after tenants close for the day.
Wayne and Totowa house car dealerships and fitness centers with showroom and locker room floors that demand consistent gloss and moisture protection. Weekly buffing combined with annual deep stripping keeps these specialized surfaces performing.
Houses of worship across the county, from Paterson to Hawthorne, maintain fellowship halls and multi-purpose spaces with hard tile floors. Scheduling floor refinishing around weekly services and seasonal events ensures the space always looks right for gatherings.
D & R Maintenance covers three Hudson County communities: Kearny, Secaucus, and North Bergen. All three are within 10 to 15 minutes of our Moonachie office across the Meadowlands.
Secaucus office parks along Meadowlands Parkway and Harmon Meadow feature polished tile and VCT floors in lobbies, conference rooms, and tenant common areas. Full refinishing during tenant turnover and quarterly maintenance keeps these floors presentable for property managers showing space.
Kearny and North Bergen mix office buildings with warehouse and industrial facilities.
Break rooms, front offices, and visitor lobbies in these buildings need the same quality floor care as any Bergen County office, and our crews apply the same standards regardless of the surrounding facility type.
